Foxfield Inn is a sprawling, well-maintained ranch-style building. The main house was originally built in 1951 but then expanded in the 1990s with 5 purpose-built guest rooms, all of which are 5 beautifully appointed and offer expansive views of the gardens. All have expansive en-suite baths, most with jetted bathtubs. Most of them also boast in-room gas fireplaces to further enhance the guest experience. There are several common areas including a patio, outdoor gazebo, hot tub and fire pit, each furnished as separate gathering spaces. The spacious and well-equipped sit-in kitchen offers expansive work areas and is fully equipped with all the appliances required for high-end guest services. Back-of-house areas include ample space for storage as well as a 2-car garage, along with exceptional owner’s quarters.
Year-round business is strong, but has room for both occupancy and ADR growth with a motivated owner-operator who can focus on marketing and yield management.

One of the unique features of this inn is the owner’s wing, which includes 2 master suites – one upstairs, and the other on the ground floor.

The ground floor unit is currently furnished and used as an office

and has easy access to a laundry service area, as well as several storage areas and the attached 2-car garage. The kitchen and sun/breakfast room can be also be closed off from the guest spaces, allowing plenty of privacy for downtime.

Why Current Owners Love Living in the Area
When I came to Charlottesville, I first fell in love with the landscape: big pastures due to the many (former) horse farms with the Blue Rich Mountains as backdrop. Just beautiful and reminded me of home. The area where the inn is located has well-maintained properties along the road which I still to this day thoroughly enjoy when driving back and forth to the inn. The inn is a little outside of town in a countryside setting which I personally prefer to a downtown location. I share the property with deer, squirrels, chipmunks and birds and feel safe even if no guests are here. Nevertheless, it’s only a 15 minutes drive to downtown.
Charlottesville is a University town with many cultural events throughout the year that offer something for everyone. I visited Monticello and Montpelier and love the history of the area. Throw in the wineries and I feel a personal connection to what the area offers. But Charlottesville is also a pretty laidback town. No high heels necessary. Life is a little slower here than up north which I like. And the pedestrian Downtown Mall with it’s restaurants, outdoor seating and shops gives me European feels.
I love that Charlottesville goes through all 4 seasons. Winters are not particularly harsh (hardly any snow shoveling) and we have blooming springs, hot summers and – my favorite season – colorful autumns. The vibrant colors on the property as well as on the drive to town are a feast for my eyes.
When I looked for an inn I wanted to live in the country but not too remote when it comes to shopping. So I looked for a location that has easy access to supermarkets. Now I am close to Kroger, Harris Teeter, Trader Joe’s and Whole Foods; Wegmans and Food Lion are a little further just like Aldi and Walmart. We also have a Costco and Sam’s Club for all bulk shopping, Lowe’s and Home Depot for repairs and plants. Especially as a single innkeeper I LOVE to have all these choices in close range.
Another reason I chose to live here was the easy access to Dulles Airport (2 hours drive) where I can catch direct flights to Germany. Given that my mom was in her mid-eighties when I left I wanted to be on the East Coast and close to an international airport in case of an emergency.
I think that about sums it up why I chose Charlottesville. For me, it’s the perfect mix between the US and Europe and it pretty quickly felt like home.

Charlottesville, VA also provides significant draws to the area, since it is very convenient to both the Medical Center and the campus of the University of Virginia. Even closer to the inn itself are several award-winning wineries and the Foxfield horse racetrack, which could provide additional cross-marketing opportunities.
