The Aldrich Guest House in Galena, Illinois is now a part of a growing portfolio of a group of inns in the Midwest owned and operated by a single investment group.
This highlights a growing trend in the boutique hospitality industry of investor-owners who have multiple properties, most of which are locally operated by employees rather than the more traditional model of on-site owner/operators. In general, these are small properties that are totally focused on experiential hospitality, but have a core business that is strong enough to support paid staff who are not necessarily living at the inn (although some do) and may (or may not) actually participate in the ownership of the property.
Working with investor-owners requires an in-depth understanding of both the business of hospitality and the various processes involved in the transfer of commercial real estate – which is exactly why it’s such a great fit for the MB&A team.
