Owner's Quarters
The Owner’s Quarters is a modern townhouse that was added to the back of the main structure when the house was converted to a bed and breakfast in 1999. The 1 bedroom/1 bath apartment

also has a spacious living room with plenty of built-in storage, a separate entrance, and direct (and private) access to a pantry and secondary bath with laundry (which could easily be converted to another bedroom suite),

and the kitchen and office for the inn…

all of which provides a private oasis for the innkeeper to help preserve healthy work-life balance.
Why Current Owners Love Living in the Area
I love living in Greenville because of the incredible location. And when I say location I am referring to the geographic location, the location of the many things to do in Greenville, and the location of the bed and breakfast and the short walk to Main Street and the many restaurants and shops. The geographic location gives you a very temperate climate, ( I can play in my garden 9 months out of 12), we are an hour drive from the mountains and lakes, and Greenville parks and trails are within walking distance and usable for those same 9 months. There are three theaters, the Bon Secours Wellness Arena, A baseball stadium and a Zoo in Greenville and all of them are walkable from the Bed and Breakfast. I am half a mile from the middle of Main Street and there are over a hundred restaurants to choose from on Main Street and as a Bed and Breakfast owner it is my job to eat at all of them so I can make recommendations to my guests. I chose the Pettigru Place Bed and Breakfast for myself because those were things that I wanted to be able to enjoy. It is also the reason that so many of my guests enjoy staying here because they enjoy the same things. I plan on continuing to live in Greenville and hope I can find a home in the downtown area as it is such a great place to live.

The Greenville & Pettigru District Advantage
When investing in a boutique hospitality asset, location dictates your baseline occupancy and premium rate thresholds. Pettigru Place Bed & Breakfast benefits from a rare “best of both worlds” positioning: it sits inside an upscale, quiet historic enclave while remaining fully integrated into one of the most celebrated downtown dynamics in the Southeast.
Here is an expanded breakdown of what makes this specific location a powerhouse for a hospitality business:
1. The Walkability & Entertainment Factor
Guests frequently choose their lodging based on proximity to attractions without wanting the noise of a commercial strip. Pettigru Place boasts an enviable walkability index:
-
The Main Street Corridor: Located just half a mile from the absolute center of Greenville’s award-winning Main Street. Guests can easily stroll to over 100 independent restaurants, boutique shops, and seasonal farmers’ markets.
-
Entertainment & Event Driven Occupancy: The inn is a mere two-minute walk to the Bon Secours Wellness Arena, a premier 15,000-seat venue that hosts major concerts, sporting events, and touring shows. This provides a built-in, recurring stream of high-yield weekend bookings from theatergoers and concert fans looking for premium accommodations.
-
Local Culture: The Greenville Zoo, multiple local theaters, and the minor league baseball stadium (Fluor Field) are all within a comfortable walking distance, keeping guests entertained without requiring them to navigate downtown parking.
2. Nature & Recreation: The Great Outdoors, Walkable
Greenville’s urban planning is globally recognized for integrating nature directly into its downtown infrastructure, acting as a massive draw for luxury lifestyle travelers:
-
Falls Park on the Reedy: A short walk brings guests to this iconic downtown park, featuring a stunning 28-foot waterfall and the Liberty Bridge, a curved pedestrian suspension bridge.
-
The Swamp Rabbit Trail: This massively popular 22-mile multi-use greenway runs right through downtown, attracting cyclists, runners, and nature enthusiasts year-round who utilize the inn as their luxury basecamp.
3. Geographic & Climate Advantages
The business benefits from favorable regional geography that ensures steady, multi-season tourism rather than a brief “peak season” window:
-
Temperate 9-Month Micro-Climate: Positioned in the foothills of the Blue Ridge Mountains, Greenville enjoys mild transitions. The local climate allows for a 9-month active garden and outdoor season (typically March through November), maximizing the utility of the inn’s English Garden for guest breakfasts, evening receptions, and lucrative micro-weddings.
-
Hub of the Upstate: Located just an hour’s drive from pristine mountain ranges and alpine lakes, the property attracts regional road-trippers from Atlanta, Charlotte, and Asheville who seek a sophisticated urban weekend with easy access to mountain recreation.
4. The “Innkeeper’s Lifestyle” Benefit
Beyond the numbers, the location serves as an incredible place to live and operate a business. The surrounding neighborhood offers a peaceful, residential retreat behind the estate’s private parking lot. For an owner-operator, the density of Greenville’s famous culinary scene makes “market research” an absolute perk—allowing you to confidently curate high-end concierge recommendations for your guests from an ever-evolving selection of world-class dining just steps from your front door.
