Why Buy an Inn in New York?

Upstate New York has several distinct lodging regions. The Finger Lakes draw wine, lake and gorge travelers; the Hudson Valley attracts weekend visitors from New York City for food, history and scenery; Cooperstown brings baseball fans and summer opera audiences; the Adirondacks offer lakes, mountains and one of the largest protected parks in the country; and Chautauqua and the Lake Erie shore have a long summer tradition. Colleges and universities across the state add family weekends, graduations and visiting faculty.

That variety supports wine-country inns, mountain lodges, historic village bed and breakfasts and event properties. Winters are long in much of upstate New York, so buyers should look closely at how a property performs outside the summer and fall seasons, and local rules for lodging and short-term rentals vary from town to town.

Regional innkeeping communities are active in several parts of the state. The Finger Lakes Bed & Breakfast Association, for example, brings together more than 30 member inns to market the region and share information, giving new owners a network of experienced innkeepers nearby.

Popular New York Inn Markets

Each New York market offers a different mix of demand, seasonality and property types.

Finger Lakes

Hammondsport, Penn Yan and the towns around Seneca, Keuka and Cayuga Lakes combine wineries, gorges and lake travel with an established community of independent inns.

Hudson Valley

Hyde Park and the river towns draw New York City weekend travelers for food, history and scenery, with property values that rise closer to the city.

Cooperstown and Central New York

Cooperstown, Utica and the Mohawk Valley pair baseball, summer festivals and college travel with more moderate acquisition costs than downstate markets.

The Adirondacks

Lake George, Schroon Lake, Keene Valley and the surrounding mountains draw summer, fall and winter recreation travelers to lodges and country inns.

Chautauqua and Western New York

Chautauqua Lake, the Lake Erie wine country and Letchworth State Park offer a strong summer season and comparatively attainable real estate.

Buying an Inn in New York

Buying an inn in New York means evaluating both the real estate and the business behind it. It is also worth confirming early how local zoning and lodging rules treat the property, since these vary widely between towns and counties. New York requires attorney review of the transaction documents, so buyers should plan to engage a New York real estate attorney early in the process.

Selling an Inn in New York

Selling an inn in New York starts well before the property is introduced to the market. Because New York requires attorney review of the transaction documents, sellers should also plan to have a New York real estate attorney in place before an offer arrives. We help New York owners understand value, prepare for buyer and lender review and approach the sale with realistic expectations.

Our New York Experience

Marilyn Bushnell & Associates has worked with inns across upstate New York, including the sale of BrickInn in Mount Morris near Letchworth State Park and a current listing in Utica. Every member of our team has owned and operated an inn, so we look at a property the way an owner would: how it earns its revenue, what it costs to run and what it will need next.

Our role here is flexible. Some New York clients want a consultant’s view of value or a buyer’s advisor; others want us working alongside a licensed New York agent through closing.

New York Inn Buying & Selling FAQs

Are there inns and bed and breakfasts currently for sale in New York?

Available inventory changes regularly and may include bed and breakfasts, country inns, lake and mountain properties and other independent lodging businesses throughout New York. Current MB&A listings, when available, are shown above and are updated as properties enter the market or are sold.

Which New York markets support independent inns?

The Finger Lakes wine country, the Hudson Valley, Cooperstown, the Adirondacks and Chautauqua each support independent inns, with different seasons and price points.

How seasonal are upstate New York inns?

Summer and fall foliage are the busiest seasons in most upstate markets, and winters can be quiet outside ski areas, college towns and destinations with holiday events. Buyers should review monthly results rather than annual totals and budget for winter heating, snow removal and maintenance.

Do I need an attorney to buy an inn in New York?

Yes. New York requires attorney review of the transaction documents, so buyers and sellers should plan to involve a real estate attorney early in the process.
