Every few days, somebody asks me “How is the B&B (aka boutique inn) business doing these days?”
First off, most innkeepers we’ve talked with this year are quite optimistic that it’s going to be a great year for the boutique hospitality industry. The Covid bump that put so many inns into record revenue territory for the first few years of this decade receded a bit in 2025, but most property owners are reporting that the first half of 2026 has reversed that trend.
Real estate values remain elevated in most of the country, which has pushed asking prices higher. The increase in revenue helps provide income to service debt for buyers. Matching those up continues to be a bit of a challenge in some markets, but we’re definitely seeing a increased activity with buyers and sellers.

Inns that are about to sell…hopefully…we’re working with 2 different sellers and 2 different buyers in 4(!) different states on stewardship transitions, all targeting to close late summer/early fall. Yes, you’ll hear more about the ones that get all the way to the finish line!
